09.05 Focus Area Plans This section contains five conceptual master plans and supportive images for key catalytic sites in south Greensbroro.

A preliminary “ripe/firm” analysis was conducted to identify areas with potential for development or redevelopment. This simple assessment, based on windshield surveys, building age and condition, lot coverage, and site specific observations, revealed a concentration of opportunities along Randleman Road and in several other locations. Special emphasis was placed on locations that, based on professional opinion, are expected to experience the most immediate development pressure and are well-suited for urban, mixed-use growth rather than conventional single-family or industrial development. Randleman Road emerged as a strategic focus area due to several compelling factors. It offers a high return on investment and already possesses a strong sense of place. As a Crossmax transit corridor, it holds significant potential for transit oriented development. Randlman Road functions as the area’s primary commercial corridor and is in need of reinvestment and more balanced land use. It also features a concentration of existing and proposed activity centers, making it a logical place to direct future density. Focusing development here helps protect lower-density areas while strengthening those that are already active.

PLEASE NOTE The conceptual master plans shown on the following pages are intended to explore opportunities and help visualize possibilities for growth and revitalization. These are not development plans showing exactly how things will be. The concept plans should serve as a collection of ideas for the long-term future of the area. While efforts have been made to vet other recommendations in this plan, the focus area concept plans included here present ideas that would need to be “ground truthed” for market, community, and property owner support prior to implementation.
