12 Support a wide variety of commercial, residential, and light industrial development along primary corridors. Housing is needed at a wide variety of price points, as promoted in the City’s Road to 10,000 initiative. This diversity of price points helps make the area more attractive for retail and amenity investments. » Support new residential along commercial corridors with a variety of services and a walkable environment. » Encourage housing development within proximity to bus lines, such as the future Crossmax Orange Route. The availability of transit helps offset transportation-related expenses, which contributes to affordability. ○ Encourage developers to utilize the ability to include housing units on the upper stories of a development. » Focus mixed-use development along Randleman Road, within activity nodes, and along other commercial corridors. ○ Any new higher intensity development outside of the Randleman Road corridor should be focused at major intersections, such as those intersections of a major thoroughfare or higher with another major thoroughfare or higher, or along major thoroughfares within industrially zoned districts. ○ Major thoroughfares: Vandalia, S Elm Eugene, Randleman, Pleasant Garden. ○ Minor thoroughfares: Rehobeth and Creek Ridge/Industrial » Proposed development at the intersection of Vandalia and S Elm Eugene should be sensitive to the traditional flooding in the area. While this intersection appears suitable for a neighborhood activity center, the wishes of the community at this time do not support this designation. » Development in the area should be sensitive to compatibility of design, buffering for adjacent uses, orientation, and scale. » Encourage a mix of low-density housing types, such as duplex and multiplex, within existing residential areas as long as rhythm of development, setbacks, and scale are contextually sensitive.
