Recommendations Our Future: Community Design and Growth Framework 01 Encourage development around Activity Centers to help create a thriving, pedestrian-friendly corridor.
» Support mixed-use and multifamily development built around transit stops of the new Crossmax Orange line. This can include ensuring that setbacks, building materials, height, and scale regulations reflect an economically feasible approach to creating walkable, transit-friendly development. » Additionally, public private partnerships could be leveraged to help drive meaningful improvements to the public realm within the Activity Centers. 02 Leverage planned transit expansion to bring desired improvements and higher utilization of properties along the Randleman Road corridor. » Consider automobile services, surface parking lots, and drive throughs carefully within or near corridors, as these can have a discouraging effect on transit ridership and the pedestrian/cyclist experience. » Prioritize smaller blocks, connected street grids, wide sidewalks, safe crossings and intersections, protected bike lanes, and transit priority roadway design measures along frequent crosstown corridors. » Consider updating land development regulations to allow taller, denser development along the corridor to better support the transit and economic development potential of this investment. Include design elements to create a more urban walkable environment, such as reduced setbacks, wider sidewalks, and frontage standards that support a pleasant pedestrian experience. Allowing denser development along the primary roadways, such as Randleman Road, provides a location for market-driven uses, such as mixed-use development, without infringing on developed residential areas. » Explore opportunities for public-private partnerships. Build and maintain relationships with companies of all sizes along the corridor to share information and foster business retention. » Increase housing supply among all income levels along this corridor. Have a plan in place to prevent involuntary displacement as a result of new development or rising property values/taxes/ rents.
