The revitalization of a suburban commercial corridor like Randleman Road through the application of transit-oriented development (TOD) principles begins by ensuring the development code supports higher density residential and mixed-use developments within walking distance of the bus route. This includes supporting multi-story buildings, encouraging infill development, and working with partners to improve pedestrian and cycling infrastructure. designed to accommodate a range of commercial uses that serve both local neighborhoods and broader community needs. This allows for some percentage of residential buildings, and upper-story residential buildings to be built on the site. Further study may be needed to ensure zoning aligns with the market potential, the TOD goals and recommendations expressed in the GoBORO Transit Plan, and the various concepts and recommendations contained in this plan. The Crossmax Orange bus route can act as the spine of the corridor, providing reliable and efficient transit that attracts residents, workers, and visitors. Streetscape improvements, such as wider sidewalks, street trees, lighting, and public spaces, can enhance the area’s appeal and encourage foot traffic. Integrating a range of housing options and community amenities ensures inclusivity and long-term sustainability. Over time, these changes can transform a car-centric strip into a dynamic, transit-friendly destination that supports economic growth and environmental resilience.
