South Greensboro Area Plan - Public Review Draft - 9.25.25

Transit-Oriented Development (TOD) is a planning and design strategy that promotes the creation of compact, walkable, and mixed-use communities centered around high-quality public transportation systems. The goal of TOD is to reduce reliance on private vehicles, enhance accessibility, and foster vibrant, sustainable neighborhoods. When applied to a suburban commercial corridor, TOD can serve as a powerful tool for revitalization, especially when anchored by an advanced bus route such as Bus Rapid Transit (BRT) or enhanced bus service with dedicated lanes, frequent and predictable service, and upgraded stations. 09.03 Transit-oriented Development

Growth Framework for Randleman Road Randleman Road is envisioned to continue to serve as south Greensboro’s primary commercial corridor. The corridor will leverage the Crossmax Orange to transition to transition from the type of auto-dominated strip development that was popular in the 70s into a walkable and modern place with a diverse mix of uses. The incremental redevelopment of aging commercial sites with new urban residential development will help make this possible while at the same time accommodating growth and reinvestment in the study area.
