South Greensboro Area Plan - Public Review Draft - 9.25.25

Transportation

The transportation framework in south Greensboro is structured around a small handful of major corridors, each with their own character and potential future. These are supported by collections of smaller streets that currently lack in connectivity and quality (no sidewalks, etc.). The ways this internal network connects to the freeways that surround it may result in unwanted transportation conflicts. Enhancing this network and the modes of travel could better accommodate is a key element of the growth framework.

Green Systems

South Greensboro is ripe with opportunities to create a large, well connected, and ecologically productive system of parks, greenways, open spaces, waterways, forests and related features. Not only could this system, if realized, improve environmental conditions in the area, but it could better connect residents and visitors to parks, neighborhoods, activity centers, schools, and places of worship (without relying on a private automobile). The green system could also attract investment, improve the image of the area, and become a model for how to create a more sustainable community.

Urban Form Draft

The development pattern is shaped by a growth framework that promotes orderly, efficient, and productive use of land. It encourages coordination with nearby projects, maximizes resources, and helps create strong, well-defined places. The framework strikes a balance between preservation and growth, revitalization and new development, and supports both urban and suburban contexts. It focuses on improving aging and underperforming commercial and industrial areas, making them safer and more appealing. Local businesses are envisioned to thrive alongside national chains in ways that reflect the community’s character. New development also relies on partnerships to combine resources, unlock key sites, and deliver shared public and private benefits.
