09.02 Future Growth Framework Major Growth Factors

The Future Growth Framework is visually expressed as part map and part diagram in order to provide direction and flexibility (see next page). This framework is the geographic representation of the plan’s policies. The Future Growth Framework deals with the most important elements of shaping the district, such as multimodal transportation systems, parks and open spaces, natural systems, urban form, centers of activity, and area gateways. This vision uses the adopted GSO 2040 Comprehensive Plan maps as its foundation (the Future Built Form and the Future Land Use). Base elements of these maps are combined into the Future Growth Framework. These features include: future land use (industrial and reserve), growth tier 1, mixed-use and reinvestment corridors, and activity centers. The Growth Framework adjusts these base elements and adds relevant features, such as green connection priorities, urban transition areas, gateways, and community hearts.

The diagrams shown here summarize the basic elements driving opportunity and shaping growth in the study area. These show the basic building blocks of the Future Growth Framework, beginning with a shared understanding of how this area is geographically positioned for significant future change, and why that opportunity necessitates a clear vision for shaping that potential growth.

At a regional level, the study area is substantially well-positioned “at the end” of US-421 in Greensboro between the developing Battery Plant Megasite in Liberty, NC and Downtown Greensboro. In light of recent and anticipated development activity, such as the growing aerospace economy near Piedmont Triad International Airport, the study area is expected to see increased demand for housing, services, and associated employment uses. The other major freeways that surround the area will continue to provide a desirable strategic advantage in terms of access for housing, commercial and industrial land uses.
