Over-retailed There is approximately 1.95 million square feet of retail space and a population of about 16,000 people in the study area. With the average retail square footage per capita in the United States being 23 square feet per person, the estimated 1.95 million square feet of retail uses in the study area could supply a population of about 85,000 people (5.3 times the amount of people living in south Greensboro). This means that the study area is oversupplied with retail space. Moreover, purchasing power of a limited number of residents is relatively low when compared to the larger area (median household incomes are approximately $55,400, while that of Greensboro as a whole is approximately $59,600). This is likely having a direct effect on the types and quality of businesses that choose to invest in south Greensboro. There are likely far too many sites used exclusively for commercial use in south Greensboro, especially along Randleman Road. This is a “golden opportunity” to transition these sites/areas to transit-oriented multifamily and mixed-use places.
