The commercial character of the area is distinctly suburban and automobile-oriented, with businesses primarily catering to car traffic rather than pedestrian activity. Many of the existing commercial establishments are of relatively low quality, often associated with low rents—a potential benefit for business start-ups and new entrepreneurs, but in some instances associated with a lack of investment in property upkeep. A map of local businesses is provided in the Culture & Authenticity section, highlighting the current commercial landscape. These local businesses play a vital role in the community—not only do they provide essential goods and services, but they also contribute to the area’s identity and economic resilience. Supporting and enhancing these businesses can help foster a stronger sense of place and community pride. During the community engagement process, residents expressed a clear desire for higher quality commercial options. Specifically, they voiced interest in nicer grocery stores, health food

outlets, convenient and healthy “grab-and-go” food options, dental offices, and even higher-end retail chains. This feedback underscores a demand for more diverse and elevated commercial offerings that better meet the needs of local residents. However, attracting such businesses depends on several key factors typically evaluated in a trade area analysis. Retailers and service providers often assess population density, household income levels, traffic counts, and consumer spending patterns to determine the feasibility of opening a new location. A common industry adage is that “retail follows rooftops”—meaning that a critical mass of nearby residents, particularly those with disposable income, is essential to support and sustain higher-end retail and service businesses. Without sufficient residential density or the right demographic profile, it can be challenging to attract the types of businesses residents are hoping to see.
