07 Partner with developers to incorporate SCMs with benefits such as greater area retention, improved aesthetics, and other indicators of improved environmental quality. » Consider utilizing the LDO to incentivize the use of stormwater control measures for additional water quality control as a part of private development. This could include the use of bioswales, biorentention, and use of other green stormwater infrastructure (GSI) options. Support with information about appropriate maintenance requirements. » Encourage the use of larger diameter stormwater utilities in areas prone to flooding to improve the capacity of the infrastructure to handle large rain events and help reduce flooding. » Investigate ways to encourage or incentivize the reduction of impervious pavement on redevelopment and/or underutilized sites within the local watershed. 08 Continue to seek ways to mitigate impacts from industrial areas. » Continue to support reinvestment through brownfields remediation efforts in the study area by utilizing available area funding, and by partnering with community leaders to pursue federal brownfield grant funding. » Provide a point of contact for industry owners, operators, or potential developers to better know and understand community concerns, points of potential contact, and identify possible actions to address community concerns related to air quality, noise, and truck traffic. 09 Reduce excessively large and underused surface parking lots for commercial uses. » Create infill development by allowing and encouraging the conversion of parking areas between buildings and streets to become more pedestrian oriented with retail, outdoor dining areas, and other mixed-use and residential development by such means as: shared parking allowances, reduction of minimal parking requirements, and retrofitting parking lots. 10 Work with industrial and residential land uses in the study area to understand and resolve any issues. » Review zoning and future land use maps to identify possible locations for future industrial uses. » Consider potential offsite impacts for future rezoning requests in support of heavy industrial land uses. » Explore strategies to create or strengthen spatial, visual, auditory, or other effective separation between existing industrial and residential uses. ○ At the time of rezoning requests, consider the collective effect of multiple new industrial land uses on neighboring residential communities.
