The study area is predominantly composed of single-family

Overall, the distribution of multifamily developments and neighborhoods suggests an incremental and somewhat uncoordinated approach to growth. These developments are not strategically located to benefit from nearby services, sidewalks are sporadic and largely absent within neighborhoods, and street connectivity is only moderate to low. South Greensboro stands to gain significantly from a more coherent development framework, as outlined in this plan. Introducing a broader mix of housing types—particularly along and near major corridors— could enhance connectivity to commercial services and open spaces. These potential housing types are discussed in more detail on the following page.

Alamance Church Rd homes, with approximately 20 multifamily sites or groupings of sites interspersed throughout the neighborhoods. These residential areas are situated to the south and west of a large industrial zone in the northern part of the area. The community exhibits a distinctly suburban character, featuring tree lined streets, cul-de-sacs, and one- to two-story homes that contribute to a quiet, residential atmosphere. Within the area, there is one large mobile home park located along South Elm-Eugene Street and a smaller one just east of Pleasant Garden Road. Moving toward the southeast, much of the land lies outside the Greensboro city limits and transitions into a more rural setting. Here, housing density decreases significantly, and the landscape includes farms and traditional farmhouses, reflecting a countryside character.
