South Greensboro Area Plan - Public Review Draft - 9.25.25

Stakeholders shared a clear and inspiring desire: they want to connect across cultures, languages, and generations.

Who We Are The people of south Greensboro are shaped by resilience, pride, and the cultural traditions that are carried with them and passed on. While the stakeholders are primarily Black, there is a notable presence of Latino and Asian residents. Spanish is spoken in nearly 12% of households—nearly twice the city-wide average—and an additional 4.4% of residents speak a language other than English or Spanish. This linguistic and cultural diversity shows up in the foods people grow, the businesses they support, and the spaces they value. While south Greensboro is rich in cultural heritage, many stakeholders face structural barriers that shape daily life. Median household income is lower than the city average, and home values are significantly lower, about $171,000 compared to $260,000 across Greensboro. More households rely on food assistance, and reliable internet access remains out of reach for many, with the rate of households without connectivity more than five times the city average and twice the national rate. Unemployment is slightly higher in south Greensboro, compounding challenges related to access and opportunity. This data offers one part of the story. To understand the full picture, the values people hold, the challenges they face, and the vision they have for the future, we listened directly to residents. What We Heard Through a community workshop focused on Culture and Authenticity, we invited residents to reflect on traditions, values, and everyday experiences that shape life in south Greensboro. Using a series of discussion prompts, we gathered rich feedback about food, family, celebrations, public spaces, and what it means to feel seen and connected in this community. Stakeholders shared both the pride they carry and the changes they hope to see.
