The South Greensboro Area Plan builds on the foundation of the recently completed Randleman Road Phase 2 Corridor Plan, which is referenced throughout this document. That plan presents a comprehensive vision to modernize the corridor by improving safety and accessibility for all users, enhancing the streetscape, and encouraging a more diverse mix of land uses. It outlines a range of transportation improvements—from pedestrian and bicycle infrastructure to transit access and intersection upgrades—designed to make the corridor safer, more connected, and more inviting. Many of these strategies are highlighted on the following page, as this plan seeks to reinforce and expand upon them within the broader context of south Greensboro’s growth and connectivity. Randleman Road Phase 2 Corridor Plan

Randleman Road is a 2.3-mile thoroughfare that serves as a major gateway into the city. This portion of the corridor is maintained by NCDOT and varies in width, transitioning from three lanes in the southern section to five lanes through the majority of the study area. The typical right-of-way is between 80-100 feet wide. Traffic Conditions The corridor supports Average Annual Daily Traffic (AADT) counts ranging from approximately 20,000 to over 30,000 vehicles per day, depending on the location. These volumes reflect its role as a key transportation route for both local and regional travel with direct access to I-40. Land Use Characteristics Land use along this stretch of Randleman Road is predominantly auto-oriented, featuring a mix of linear shopping centers, industrial properties, and residential uses. Many of the commercial buildings are set back from the street with large surface parking lots, contributing to a disconnected and visually inconsistent streetscape. The corridor also includes vacant and underutilized parcels, which present opportunities for reinvestment and redevelopment. Surrounding neighborhoods are largely residential, but they are often separated from the corridor by wide roads, limited pedestrian infrastructure, and inconsistent land use transition.
